Online Check-In
Every guest booking is required to complete our online check-in before arrival. Check-in and property access details (including lockbox codes) will be provided once online check-in has been completed. Online check-in helps us confirm the lead guest, the number of guests staying, and your arrival details, so we can have the property ready for you.
House Rules for Outdoor Areas and Noise
Our holiday home is located in a residential area, and we value our community and neighbours, many of whom live here full-time. Please help us maintain a peaceful environment by respecting the following guidelines:
Outdoor Area Hours: The outdoor area is available for use between 8:00 AM and 10:00 PM. After 10:00 PM, quiet time begins, meaning no music or loud noise.
Noise Levels: Please avoid making loud noise between 10:00 PM and 8:00 AM to ensure our neighbours can enjoy a peaceful night’s sleep.
Respect for Neighbours: If any neighbouring residents report excessive noise or unruly behaviour, we reserve the right to ask you to leave the property immediately and terminate the rental agreement. This could result in the loss of your security deposit and total booking fee.
Guest Policy After 10:00 PM: Only booked guests are allowed on the property after 10:00 PM. Any visitors staying after this time will be considered additional guests and will be charged accordingly.
Privacy Policy
We are committed to ensuring that your privacy is protected. Under no circumstances will the details of guests be shared amongst individuals nor be distributed to third party organisations without prior consent.
Security
Data collected from you while making this booking will be used solely for securing your booking. We use industry-standard encryption technology that handles your sensitive information securely during the booking process. Your transaction will be done through Direct Payment Express, which is our secure payment gateway provider. Christchurch Holiday Homes, 3 Broadbent St, Riccarton, Christchurch 8041.
Security Deposit
We reserve the right to charge a security deposit of up to $1,000.00 to your credit card upon confirmation of a booking or within 14 days of your arrival. If paying by bank deposit, a bond of $1,000.00 will be taken on confirmation of booking. A higher bond may be specified if you have a large number of guests, pets, or other special circumstances. This will be refunded within 8–10 days of your departure, less any credit card fees.
Cancellation Policy
Cancellations by the guest within 14 days of the arrival date forfeit 100% of the total booking price. The cancellation policy also applies to changes which decrease the overall value of a booking — for example, decreasing the number of guests staying or shortening the length of stay.
Moving a booking to a future date may be possible. Before cancelling, please contact us to discuss this option.
Occasionally houses become unavailable due to a variety of reasons; we reserve the right to move your booking if absolutely necessary. If this happens we will contact you with alternative accommodation options similar to the property you have booked, and if these options are not suitable you are welcome to cancel and we will waive cancellation fees.
Fair-use Policy
Unless otherwise stated, the fair and standard use of all utilities and internet is included in the tariff for your stay.
Where unfair or excessive usage occurs, the estimated cost of excess usage will be billed to the guest. Examples of unfair or excessive usage include leaving appliances running for unnecessarily long periods, or leaving appliances such as air conditioning or heaters running while a property is unoccupied or while windows/doors are left open.
Guests booked must equal beds and linen used — for example, if you have booked for 2 guests and 4 beds are used, you will be charged for 2 additional guests at the additional guest fee. You are also responsible for any damage or linen/beds used for any visiting guests.
Any damage must be reported immediately and any costs will be charged to the booking guest.
Internet Usage Policy
Free WiFi internet is provided at most properties for web browsing and communication.
This service is not provided for heavy streaming or downloading, and the viewing or downloading of illegal content is strictly prohibited.
Legal usage: It is the responsibility of the booking guest to ensure that the internet at the property is used for legal and reputable purposes only. If there is any illegal usage, the booking guest will be held fully accountable for this illegal action and any resulting fines, administration, and reconnection costs will be charged.
Guest Responsibilities
To ensure a safe and enjoyable stay for all, please adhere to the following guidelines regarding guest numbers and usage of the property:
No Parties or Functions: The property is not to be used as a party or function venue. Only booked guests are allowed to stay at the property. Any additional guests will incur extra charges, so please inform us in advance if your guest numbers change.
No Gang Members: No gang members are allowed on the property, including visitors.
Property Use: The property must not be sublet or used for any unauthorised purposes. Neighbours should not be disturbed by excessive noise or the number of visitors. Any reports of disturbances to us or the council will be considered a breach of our terms.
Guest Count: The property is rented on a per-person basis and only for those guests who are part of the booking. We reserve the right to charge if additional guests are found to be staying at the property after 10:00 PM.
Guest Conduct: The guest who books the home must be over 21 years of age and is responsible for the conduct of all guests and visitors, as well as any damage or additional cleaning that may be required.
No Pets or Business Use: Pets and business use of the property are not allowed unless prior arrangements have been made and written confirmation has been provided.
Right to Vacate: We reserve the right to request guests to vacate the premises immediately if any of the above terms are breached. In such cases, there will be no refund for unstayed nights.
Security Cameras: Many of our properties have security cameras at entry points, and guest numbers may be checked during your stay. Any tampering with or covering of cameras is considered a breach of our terms and will result in immediate eviction from the property.
Illegal Activity: Any illegal substances found or illegal activity will be reported to the police.
Extra Amenities
Port-a-Cot and Highchair: If you require a port-a-cot or highchair, please let us know in advance. We may be able to organise these for you at an additional charge.
Extra Linen and Mid-Stay Cleaning: Extra linen and mid-stay cleaning services can be provided upon request. Please contact us if you would like to arrange these services, and we’ll be happy to assist you.
Guest Responsibilities on Departure
This is a holiday home, and we kindly ask that you leave it in a clean and tidy state to avoid additional cleaning charges. Please ensure the following before you depart:
• Dishes: ensure all dishes are clean and put away, or leave them clean in the dishwasher.
• Linen and Towels: leave all used linen on the beds and place used towels in the bathroom.
• Rubbish Disposal: dispose of all rubbish in the appropriate bins/bags provided.
• Security: lock all doors, close windows, and return the keys to the lockbox provided. Ensure the property is secure before you leave.
Rubbish Disposal
Please sort your rubbish into the appropriate bins located outside the house:
• Yellow Lid Bin: recycling — for bottles, newspapers, and other recyclables.
• Red Lid Bin: general rubbish — for non-recyclable items.
• Green Lid Bin: compostable green waste only — for food scraps and organic waste (no plastic, please).
Smoking
Smoking is not permitted inside or near the house. If you smoke, please dispose of cigarette butts in a rubbish bin to help keep the property clean and safe.
Additional Charges for Special Cleaning, Damage, Late Check-Out and Waste Disposal
Body Fluids and Vomit Cleaning Fee: — A cleaning fee of $200 will be charged if any body fluids (including vomit, urine, or blood) are found in the property that require specialised cleaning services.
Smoking Violation Fee: — A penalty of $150 will be applied if evidence of smoking (including cigarette butts, ashes, or odour) is found inside the property. If any bedding, including sheets, blankets, or pillows, is found to have absorbed smoke odours, an additional washing fee of $75 will be applied to cover the cost of deep cleaning.
Odour and Cleaning Fee for Smelly Kitchen Items: — If the kitchen is left with a strong odour due to improper disposal of food, cooking of pungent items without adequate ventilation, or leaving behind smelly trash, an additional cleaning fee of $100 will be applied.
BBQ Cleaning Fee: — A fee of $50 will be charged if the BBQ is left dirty and requires cleaning. Guests are encouraged to clean the BBQ after use to avoid this charge.
Excess Rubbish Disposal Fee: — If rubbish exceeds the provided disposal capacity (e.g. overflowing bins, additional trash bags left on the property), an extra charge of $50 will be applied for the removal and disposal of excess rubbish.
Late Check-Out Fee: — If the property is not vacated by 10:00 AM on the day of check-out, a late check-out fee of $100 will be charged. Guests are encouraged to plan accordingly to avoid this charge. If you require a late check-out, please request it at least 24 hours in advance, and we will accommodate if possible.
We base our cleaning fees on the property being left in a tidy state; any additional time is charged at an hourly rate of $57.50. Any extra charges will be taken against the security deposit/pre-authorisation held and the balance refunded, unless other payments are arranged.
Charges are subject to inspection: The above fees will only be applied if our cleaning staff confirm the need for specialised cleaning, odour removal, or additional waste disposal.
Preventative Measures: Guests are encouraged to dispose of food waste properly, use provided ventilation while cooking, clean the BBQ after use, manage their rubbish, and vacate the property on time to avoid these additional charges.
Notification: If any of these charges are applied, guests will be notified with details and photos as evidence.
Keys
Please leave a key in the lockbox if you are out. If you lose the key there is a charge of $50 to have a replacement key cut.
Lost Property
If you have left any items at the property, please contact us as soon as possible with details. We keep found items for 4 weeks, after which they are donated to a local charity. If you require an item to be returned and have checked with us that we have located it, you have 2 options:
• Send a prepaid and addressed courier bag to our office with details of the item, and we can send it back with no additional charges.
• Let us know the address and we will organise a quote for the return of the items. You will be charged the cost of postage plus an admin fee of $35, which needs to be prepaid.
